1. What will it cost me to rent at Forbes Place?
We have a range of different sized properties which cater to most needs. Our studio apartments start at £740 pcm, our 1 bed’s from £875 pcm, you can rent a 2 bed for £995 pcm and our lovely 3 bedroom townhouses cost £1,650 pcm. Take a look at our current availability.
2. How much are your fees?
In Scotland it’s illegal for a landlord to charge admin fees for renting a property, so when you rent at Forbes Place you can be certain there’s no hidden charges. All you pay is your security deposit, which is equivalent to one and a half months’ rent, along with your first month’s rent. There’s no catch, it really is as simple as that.
3. What do I need to do to rent at Forbes Place?
You’ll need to fill in our credit reference application, supply photo ID, proof of address and pay your security deposit. So long as your credit references are successful you’re then invited to sign your Tenancy Agreement and welcomed to Forbes Place.
4. How do I pay my rent?
Rent will be paid once a month via standing order, we’ll help you set this up when you sign your Tenancy Agreement.
5. What happens to my deposit?
This will be submitted to the Scottish Tenant Deposit Scheme where it will be held and secured until the end of your tenancy.
6. How long can I rent at Forbes Place for?
Tenancies start from 6 months for company lets, whilst for individuals, our flexible contracts last as long as you need them to. As Forbes Place is a build-to-rent development all the properties are for rent. You don’t have to worry about an individual landlord deciding to sell the property because there’s only one landlord for the whole development – us – meaning you can stay as long as you like.
7. Will I be charged for factoring costs?
No, all the costs associated with the upkeep and maintenance of the communal areas (inside and out) will be taken care of by us.
8. Will I get a parking space?
Yes, every apartment is assigned either an underground or overground parking space, completely free of charge. If you need another, talk to us and we’ll do our best to work something out.
9. How secure will the property be?
All of our communal buildings have key fob access making them very secure. Each apartment has a video entry system so you can see exactly who you are giving access to.
10. Is there on-site management?
Yes, our on-site management team will be your port of call for any queries and maintenance reports.
For out of hours emergencies, we will provide you with a 24 hour contact number.
11. What will be included in my furnished property?
Our tastefully selected, contemporary furniture includes: a stylish sofa (and armchair in 2 bedroom properties), coffee table, media unit, dining table and chairs, double bed and bedroom storage including built-in wardrobes and bedside drawers.
The properties also come with A rated energy efficient appliances including a Bosch washer/dryer, electric hob, extractor and fridge. 1 and 2 bedroom apartments and townhouses also feature a Neff dishwasher.
12. Can I decorate?
We want you to feel at home at Forbes Place so you’re welcome to make use of picture hooks, but we ask that you don’t hammer anything into the wall and that any redecoration works are approved with us beforehand. You’ll be given guidelines with your welcome pack but as a general rule of thumb the property should be left as it was found, minus ‘fair wear and tear’.
13. Will I have access to Sky/digital TV?
All apartments at Forbes Place has been set up so you can plug your Sky or digital box in (whichever system you own) on the day you move in and your channels will be available straight away.
14. Can I have my pets live in the property with me?
Yes, we will consider pets in our ground floor apartments!
15. How much are bills at Forbes Place?
Your monthly high speed broadband bills are included free of charge – so you don’t have to pay anything extra to get online.
Aside from rent, you’ll need to pay utility bills, but these vary based on individual usage. All properties at Forbes Place are rated B for Energy Efficiency, which means your bills will be much cheaper than in an older property.
Finally, you’ll need to pay council tax which also includes your water charges, take a look at the council tax bands for each property:
- Studio apartment – band A
- 1 bedroom apartment – band B
- 2 bedroom apartment – band D
- 3 bedroom townhouse – band F
16. What if something goes wrong in my property?
We have a maintenance team on-hand to fix anything that needs looking at. You can call us or visit our team at the dedicated on-site lettings suite, to arrange to have it looked at as soon as possible. If it’s an emergency out of hours, don’t worry, we’ll give you a 24-hour emergency number when you move in.
